Set against the sparkling backdrop of the San Francisco Bay, Tiburon is a picturesque, historic town in Marin County, just north of the Golden Gate Bridge. Boasting a village like atmosphere, Tiburon joins Belvedere, a small, exclusive residential city, on the tip of the Tiburon Peninsula.

The scenic Tiburon Peninsula is located on the San Francisco Bay and has breathtaking views of Angel Island and the Golden gate bridge. Residents and visitors alike enjoy the convenient ferry service to both Angel Island State Park, a haven for biking and hiking, Sausalito, or to San Francisco, which is just six miles across the bay. Commuters queue up daily for the commute ferry to the financial district.

Three private yacht clubs, San Francisco (SFYC), Corinthian Yacht Club, and the Tiburon Yacht Club provide berths for hundreds of sailboats of local yachtsmen: public and private tennis and swimming facilities are also available to residents.

Tiburon has evolved into a casually sophisticated community that ranks among Forbes top 25 residential cities in the United States. Tiburon has also become a favorite destination of Bay Area visitors – a day trip not to miss if coming to the Bay Area for the first time. Hop on the ferry from San Francisco and enjoy a waterfront lunch at the popular Sam’s Café or Servino Restaurant.

THE HISTORY OF TIBURON...

Originally named “Punta de Tiburon” (Point of Sharks) by Spanish Explorers in 1776, the historic railroad town of Tiburon is reminiscent of a quaint New England fishing village. Now a quaint yet bustling paradise on the bay Tiburon is bound by water on three sides, stretching southward and forming the east border of lovely Richardson Bay.

In the beginning Tiburon was home to at least fifty Indian Villages. Shell mounds, Petroglyphs on the rock face of Ring Mountain, and the occasional find of mortars and cooking stones are testimony to this portion of Tiburon’s history.

Created in 1884 as a waterfront terminus for the San Francisco and Northwestern Pacific Railroad, Tiburon was a settlement whose rail yard included 50 buildings, among them rain sheds, a round house, machine shops, offices and a wharf whose double piers fed the ferries to San Francisco. By 1909, the passenger railroad lines and ferries had moved to Sausalito, leaving only the machine shops and freight terminal in their wake. The last train left Tiburon in 1967.

The town was created as a result of the railroad and a long line of ferries that would carry passengers across the Bay to San Francisco. The first elegant homes were built mostly by wealthy San Franciscans, as summer retreats. Main Street Tiburon was rebuilt twice after being laid waste by fire.

Tiburon is now a beautiful enclave of historical landmarks, parks, world-class restaurants and shopping areas. The residential architecture is a mix of small cottages, many of them beautifully remodeled and contemporary showplaces located in the hills and on the water, many with spectacular views and sensational examples of engineering that jet over the water.

The Belvedere- Tiburon Landmarks Society manages and maintains the Old St. Hilary’s Landmark and the surrounding wildflower preserve, the SS china Cabin, the Railroad-ferry Depot Museum, and the Landmarks Art and Garden Center. The society activities include historic publications, botanical and architectural tours, concerts, lectures, and exhibits. The History Collection includes photographs, art, artifacts, maps, documents and a reference library. The Landmarks are open to the general public Wednesday and Sunday from April thru October each year and are available for rent year round! One can have their wedding, reception party or business meeting at one of the beautiful Landmarks overlooking the Bay.

WELCOME TO BELVEDERE
Population: 2200 (approx.) 

Belvedere is an island a mile long and less than one-half mile wide, connected to Tiburon by a causeway. The town is located on a tiny island at the end of the Tiburon Peninsula. A picturesque town, drawing people from all over just to get a glimpse of the breathtaking scenic vistas.  

Cross the line into Belvedere and you might think you've stepped into another state, another time. The stately mansions and beautifully manicured gardens and lawns are reminiscent of the Antebellum South. There are three neighborhood areas: Belvedere Island, Corinthian Island, and the Belvedere Lagoon, as well as condominium residences along Beach Road - the thoroughfare connect Belvedere Island to Tiburon. Also along this road are the sought after Belvedere Land Company apartments- a popular place to rent with very little vacancy.  

Ferry service from Tiburon to downtown San Francisco is widely used by local commuter’s and tourists daily. 

The two elementary schools and one middle school in the local Reed Union School District are rated in the top one percent among California schools.

THE HISTORY OF BELVEDERE... 

Belvedere celebrated its 100th year as a city in 1996. Marin’s smallest incorporated community is also one of the most exclusive. There is just enough room for some of the most expensive homes in Marin and the historic San Francisco Yacht Club. 

Belvedere is a treasure trove of different architectural styles; from the tremendous Queen Anne and Mission Revival homes of the late 1800’s to more modern Japanese style and Mediterranean villas.  

Belvedere, which translates in Italian to ‘beautiful view’, was well and aptly named with exceptional views of San Francisco Bay, the Golden Gate Bridge, Angel Island, and Belvedere Lagoon. The beauty is quite breathtaking.  

A sightseeing drive through Belvedere is an experience you won't soon forget. As tidelands were dredged and filled, and sloughs became lagoons, San Francisco's wealthy business people built their summer homes most could only dream of, isolated on a beautiful island removed from the rush of daily life. This is a true "bedroom community," with only few local business licenses. 

Since the town was laid out at the turn of the century, it is graced with numerous charming, winding roads, and pathways. An early morning walk can be a breathtaking wake up. But don't expect to drive through in a hurry. The roadway system was built for a more sedate and graceful lifestyle than that practiced by many today. The placid sense that Belvedere enjoys is maintained throughout. It is one of the safest towns in all of California.

EXPLORE THE OUTDOORS... 

Angel Island State Park
Just 10 minutes away from downtown Tiburon by ferry is Angel Island State Park. The 740-acre island is a microcosm of California history, from its origins as a Miwok hunting ground and a Civil War encampment to a notorious immigration station erroneously dubbed “Ellis Island of the West,” a World War II troop processing station, and a NIKE missile site.

Recreational opportunities abound on Angel Island, from 13 miles of hiking trails and nearly as many biking trails, to kayaking trips around the island. Bicycle and kayak rentals are available on the island; bring your own picnic or dawdle at the island cafe. Seasonal, narrated tram tours provide a comfortable, convenient way for visitors of all ages to sightsee.

Tiburon Wine Festival: Hosted by the Tiburon Peninsula Chamber of Commerce
An annual event in May at Point Tiburon Plaza, this is one of the Bay Area premier wine festivals. The one-day wine and food event features more than 75 premier wineries, gourmet food, and music. For more details go to www.tiburonwinefestival.com

Friday Nights on Main: Held Friday nights from May through September
A wonderful community event where Main Street is closed, for locals and visitors to enjoy live music, outdoor dining on the street, shopping, and mingling.

Opening Day on the Bay: Draws boaters and landlubbers from all over! A lively event sure not to be missed. Be a part of the incredible energy this day has to offer. Occurring on the last Sunday in April the town is filled with people, restaurants are full throughout the day, yacht clubs are in full gear, waterfront park is filled with those picnicking and just hanging out to get a glimpse of those on the bay celebrating the official ‘Opening Day on the Bay’.

Belvedere/Tiburon Kitchen Tour: In February, around Valentines Day more than 1,000 people join in this event to support the Belvedere - Hawthorne Nursery School. The tour spotlights the architecture and interior design of six beautiful kitchens in Belvedere and Tiburon and the talents of local chefs.  

Tiburon International Film Festival: Held at the Tiburon Playhouse, screens 250 foreign and domestic independent films, attracting numerous filmmakers from all over the world, and hundreds of film buffs fill this small town.

Classic Car ShowClassic Car Show: Every year, in mid-summer, the Tiburon Classic Car Show showcases classic automobiles in a spectacular bay front setting. Aligned in a long row along Shoreline Park (adjacent to downtown Tiburon and the ferry dock) vintage cars, dating from the early 1920s are displayed against the backdrop of the bay and San Francisco’s skyline. This one-day show is an opportunity for owners to share their enjoyment of their prized classic cars with appreciative onlookers.

An important part of buying a house is sitting down with your real estate agent or a mortgage lender to get a clear idea of how much you can afford. They will add up all of your monthly expenses, the mortgage payment, insurance, real estate taxes, homeowners or condo association fees--and the grand total can throw you into shock!

The important thing to remember is that the grand total isn't really the bottom line. When you add your tax savings to the equation, you may be pleasantly surprised. If you use part of your house as a home office, you may be able to qualify for additional tax savings. In some areas, homes with ground floor apartments are popular for offsetting part of the mortgage and offering even more tax savings.

When you make calculations about the monthly costs that include the tax savings, you may find that owning your own home is less expensive than renting a house or apartment of comparable size.
